M1 opened in 2016 with a striking formula: individual automotive condominiums surrounding a real driving circuit. Collectors could own a private garage for their Porsche, Ferrari, Corvette, classic muscle car, or race car, while becoming part of a community centered on driving rather than simply parking.
Those garages are individually deeded real-estate units—not rented storage spaces. Owners have customized them as display galleries, workshops, private lounges, and gathering places for fellow collectors. The community has historically been described as having more than 250 private garages, although current counts and resale availability should be verified with M1.

Original garage offerings ranged from approximately 507 to 4,800 square feet, with some owners combining units for larger collections. Mario Andretti and Chip Ganassi Bring Racing Star Power to Pontiac
The October 2–4, 2026 American Speed Festival brought two major names in motorsports to M1: racing legend Mario Andretti and championship team owner Chip Ganassi. One of the weekend’s standout attractions was the historic 1909 Christie race car, which M1 promoted with Andretti at the wheel on its own performance circuit. At the center of M1 is the 1.5-mile, 11-turn performance circuit, developed with track architect Martyn Thake. It is used for organized member driving sessions, professional instruction, vehicle demonstrations, performance testing, private rentals, and special events.
M1’s original circuit specifications included a roughly 30-foot-wide paved surface, engineered asphalt, and selected Armco and tire-barrier protection. The layout makes use of the property rather than trying to recreate a giant professional raceway. Its appeal is close access to controlled track driving in the Detroit area.

One event illustrates the concept: the October 3 Checkered Flag Challenge brought company teams together for karting, simulator driving, and slot-car competition, with proceeds supporting M1 Mobility’s local transportation mission. It combined automotive entertainment with a community cause.
Drag Racing and Off-Road Driving Expand the Action
The new M1 Dragway introduces straight-line acceleration, test-and-tune sessions, and competitive events to a property once best known for its road circuit. The M1 South off-road course adds a different kind of driving, with rugged terrain for demonstrations, training, and all-terrain vehicle experiences.
For example, M1 scheduled an October 24, 2026 Burnout Test & Tune event on its drag strip, welcoming performance-minded participants and spectators. Unlike a private members-only track day, selected M1 events are publicly accessible with the appropriate admission or registration.
Together, the circuit, karting, dragway, and off-road areas make M1 unusual: collectors can be part of a private garage community while the larger property supports several distinct styles of automotive competition.

M1’s approximately 28,500-square-foot Event Center, opened in September 2021, helped transform the property from a garage-and-track concept into a year-round destination for automotive celebrations, corporate presentations, fundraisers, product launches, and private gatherings.

At Dominion Lux in Virginia, deeded luxury garages sit beside Dominion Raceway, with a private connection to the circuit. Illinois’s Autobahn Country Club offers an established combination of racing, trackside real estate, and club life.
These aren’t interchangeable properties. Some emphasize owning a garage; others emphasize driving memberships, residential living, or public entertainment. M1 stands out for combining deeded garages and a working circuit with a significant and expanding events business.

What It Costs to Own a Garage at M1 Concourse
M1’s private garages are real-estate condominium units with individual ownership and association responsibilities. Buyers should review permitted uses, assessments, property taxes, utilities, and any limitations on resale or improvements.
Historical prices only: Older CCC reporting cited examples of approximately $179,000 for a 600-square-foot unit, $215,000 for a 725-square-foot garage, and $390,000 for roughly 1,300 square feet. Those are past marketing figures, not current 2026 listings or valuations. The same applies to previously published initiation fees and dues, which may no longer reflect M1’s membership programs.
