2026 U.S. Car Condo Market Report: Prices, Development and Industry Growth

by | All Car Clubs, Featured

Original North American automotive community research, with a detailed look at Florida’s luxury garage condominium market.

2026 Research Highlights: CarCollectorsClub.com’s research database includes 658 automotive community and development records across North America, encompassing established facilities and planned or pre-sales projects. This expanded directory is not a count of completed garage condominiums or a measure of industry growth.

Separately, a Florida Q2 2026 market study reports 2,067 completed garage-condo units and 569 transactions averaging $472,862 per unit over its trailing 24-month sample. The sections below examine development activity, regional prices, buyer considerations and the limits of available market data.

2026 Car Condo Market at a Glance

The clearest available evidence comes from two different types of research: CCC’s facility registry and Florida transaction reporting. These figures should be read together for context, not combined into a single national market total.

Market indicator Reported finding Coverage and source
CCC automotive community registry 2025: 441 research records; 2026: 658 tracked records (expanded coverage) CCC historical report dataset; includes several facility categories and requires reconciliation with the newer master list
Florida average garage-condo sale $472,862 per unit; $386 per sq. ft. Storage Condo King, 569 Florida transactions over the trailing 24 months to Q2 2026
Florida completed garage-condo supply 2,067 units across 44 projects Storage Condo King, Q2 2026 project pipeline
Florida under-construction supply 669 units across 9 projects Storage Condo King, Q2 2026 project pipeline
Florida pre-development supply 1,318 units across 37 projects Storage Condo King, Q2 2026 project pipeline; proposed units are not completed inventory

Research note: CCC tracked 441 records in 2025 and 658 in its expanded 2026 master database. Additional records include previously undiscovered facilities and planned or pre-sales projects, so this change is not an industry growth rate. The earlier dataset identified 374 unique facilities; the newer records have not been fully deduplicated by physical location. Florida figures are third-party publisher-reported results, not independently audited CCC transaction counts.

What Is a Car Condo—and How Is It Different From Car Storage?

A car condo is a privately owned garage condominium unit, generally part of a multi-unit development where buyers acquire an ownership interest in their individual space. Depending on the project, owners may install vehicle lifts, mezzanines, lounges, workshops or display areas, subject to association rules and building approvals.

The terms garage condo and motor suite often appear in listings for similar properties. However, “motor suite” is also used as a marketing term, so buyers should confirm the legal ownership structure rather than assuming every advertised suite is deeded real estate.

Property or club type What the customer typically receives
Car condo / garage condominium Ownership of a garage unit, often with shared common areas and association obligations
Luxury car storage facility Rented or managed storage space and optional vehicle-care services
Car condo club Private garage ownership combined with a collector-oriented community or shared amenities, where offered
Private automotive club Membership access to events, social facilities or services; garage ownership may or may not be available
Private motorsports club Access to driving facilities or track activities; some projects separately offer trackside garages

This distinction matters when measuring the market. Counting a private racetrack, a managed storage warehouse and a deeded garage condominium as three “car condo developments” would overstate the ownership market. CCC tracks the broader ecosystem but will report property ownership separately from storage and club memberships.

How Large Is the U.S. Car Condo Market?

There is not yet a single, consistently defined national count of deeded car condo developments in the sources used for this report. CCC’s own research provides an extensive view of the broader collector automotive community market, but its directory includes private storage businesses, clubs and motorsport facilities alongside garage condominiums.

CCC’s 2025 research database contained 441 records, representing 374 unique automotive facilities in that earlier research extract. The 2026 master database contains 658 records following a broader search that also included planned, pre-construction and pre-sales projects. These are research records, not 658 confirmed operating facilities or 658 deeded car condo developments. In the earlier extract, Florida had 74 documented facilities, California 55 and Texas 50; those historical state counts are not a current national ranking.

The increase in documented records reflects a combination of newly discovered existing businesses, newly announced developments and expanded research coverage. It cannot be used as a year-over-year measure of physical market growth. For that, CCC looks instead to verified project openings, construction progress, completed units and recorded property sales.

Why Collector Automotive Real Estate Is Attracting Attention

For an owner with several collectible vehicles, a residential garage may no longer offer enough room for storage, maintenance or display. Purpose-built automotive properties can provide more space, security features and opportunities to personalize a garage around the collection.

Some developments also offer clubhouses, social gatherings, concierge services and access to driving experiences. These amenities can turn a garage purchase into a lifestyle decision—but the features vary widely by property and should not be assumed to be standard.

The broader luxury automotive market offers useful context. A December 2025 study from Boston Consulting Group and duPont REGISTRY Group projected that the U.S. luxury and exotic vehicle market could grow from approximately $110 billion to $180 billion–$215 billion by 2035. That forecast concerns vehicle sales, not car condo sales or storage-property demand. It suggests a substantial luxury vehicle ecosystem but does not prove a corresponding rate of garage-condo growth.

How CCC Is Measuring the Market

CarCollectorsClub.com has covered collector-car communities, garage condominium developments, storage businesses and private motorsport destinations since 2020. Its research draws on published project information, location directories, editorial reporting and outreach to developers and operators.

In its continuing research, CCC distinguishes individual database records, unique physical facilities, deeded garage-condo projects, garage units and development stages. A pre-sales announcement is not counted as a completed development; an advertised asking price is not treated as a recorded sale; and multiple branches of one company are evaluated as separate physical locations where appropriate.

External transaction figures will be attributed to their original publisher and reporting period. The Florida benchmark used in this report is Storage Condo King, Garage & Car Condo Market Report — Florida, Q2 2026. The Florida analysis below examines the construction pipeline, regional prices and transaction history in detail.

Florida Car Condo Market: Development Pipeline, Prices and Sales

Florida offers one of the clearest windows into the expanding car condo real estate market. Developers are selling deeded garage condominium units, offering new motor-suite projects and combining private automotive storage with clubhouses, entertainment spaces and, in some cases, motorsports amenities. Unlike ordinary rental storage, ownership-based car condos can be bought and resold as real estate, subject to each property’s legal structure and association rules.

For a dated market benchmark, this section uses Storage Condo King’s Garage & Car Condo Market Report — Florida, Q2 2026, supplied to CCC for review. Its figures describe the publisher’s tracked Florida project universe and transaction samples; they are not independently audited or a census of every property in the state. CCC’s own National Car Condo Club & Storage Directory tracks a broader group of car condo clubs, private storage providers and motorsports destinations.

How Many Car Condo Developments Are in Florida?

The Q2 2026 study identifies 100 Florida projects totaling 4,564 units across four reported status categories. Of these, 44 projects containing 2,067 units were categorized as completed. The remaining 56 projects, totaling 2,497 units, were classified as pre-development, under construction or developer sale. The developer-sale category should not automatically be interpreted as unbuilt inventory.

Florida project pipeline, Q2 2026 — Storage Condo King, p. 6
Reported status Projects Units
Completed 44 2,067
Under construction 9 669
Developer sale 10 510
Pre-development 37 1,318
Total tracked 100 4,564

These figures show a sizable development pipeline, but proposed units are not the same as completed supply. Pre-development projects may change, be delayed or never reach construction. Likewise, a reservation or pre-sale announcement is not evidence of a recorded real estate closing.

How Much Does a Car Condo Cost in Florida?

In the study’s trailing 24-month Florida transaction sample, 569 sales averaged $472,862 per unit and $386 per square foot. Those are sample averages, not a national average or a quote for a typical unit currently on the market. The actual price depends on location, unit size, construction, finishes, amenities and whether the property is new or being resold.

Florida recorded transaction sample by amenity tier, trailing 24 months — Storage Condo King, p. 5
Amenity tier Sales Average price/unit Average $/sq. ft.
Trackside 51 $810,269 $663
Premium 184 $544,613 $398
Standard 307 $385,347 $346
Flex 27 $341,636 $226
All tiers 569 $472,862 $386

These differences matter. A basic flex garage designed primarily for storage is not directly comparable with a trackside motor suite offering paddock access and hospitality facilities. Readers should also distinguish sale prices from developer asking prices and automated value estimates.

Which Florida Regions Have the Highest Car Condo Prices?

The study’s trailing 24-month transaction data show considerable regional variation. Orlando reported the highest average price per square foot in this sample at $674, but that figure is based on only 12 sales. South Florida averaged $480 per square foot across 83 sales; Southwest Florida, with 237 sales, averaged $361 per square foot.

Region Transactions Average $/sq. ft.
Orlando MSA 12 $674
South Florida 83 $480
Tampa MSA 124 $420
Southwest Florida 237 $361
Jacksonville MSA 34 $344
Central-East Florida 79 $281

Regional averages are useful for comparison, but they do not isolate differences in unit size, building quality, track access or transaction mix. A small sample of premium sales can move a regional average significantly.

Are Florida Car Condo Prices Rising?

The Q2 2026 study reports average pricing of $253 per square foot in 2021 and $479 per square foot for the first half of 2026. The chart below reproduces the report’s annual series. This indicates a strong increase in its tracked transaction averages, but it is not a repeat-sales index: the mix of properties and locations sold may have changed from year to year.

Florida tracked car condo average transaction pricing from 2021 to first half of 2026: $253, $325, $311, $370, $393, and $479 per square foot
Reported annual average sale prices per square foot, 2021–June 2026. Source: Storage Condo King, Q2 2026, p. 3.

The same report lists 36 transactions in Q2 2026 averaging $530 per square foot, compared with $410 in Q1 2026 and $357 in Q2 2025. Those quarter-specific figures are not interchangeable with the longer trailing 24-month sample.

How Quickly Is Florida’s Car Condo Inventory Growing?

The study charts tracked completed inventory rising from 837 units in 2021 to 2,067 units by June 2026. It also reports 109 deliveries in the first half of 2026. This is a useful indicator of expansion within the publisher’s coverage, although database additions and revisions may affect the historical totals.

For developers and prospective buyers, the distinction between completed inventory and future supply is important. The study lists 669 units under construction and another 1,318 units in pre-development. The timing and ultimate delivery of these projects remain uncertain.

What the Florida Data Tell Us—and What They Don’t

Florida has an active, measurable car condo market with a substantial reported pipeline and meaningful differences in pricing by region and amenity level. The data support that conclusion. They do not establish a precise national market size, prove that every proposed project will open or show that every car condo appreciates in value.

CCC will continue to distinguish between completed developments, units under construction, pre-sales and pre-development proposals. The broader CCC National Car Condo Club & Storage Directory also includes facilities that are not deeded garage condominiums. That broader registry should not be added directly to the Florida real estate transaction counts.

For ongoing market listings and publisher updates, see Storage Condo King. CCC has not independently verified every underlying deed record or project classification. Figures reflect the dated Q2 2026 edition rather than live website totals.

Where Is the U.S. Car Condo Market Concentrated?

Car condo clubs and collector-car storage developments are no longer limited to a handful of luxury-car destinations. CCC’s national research database includes garage condominium communities, collector-car storage providers, private automotive clubs and motorsports destinations across the United States. However, these categories describe different products, and not every directory entry represents a deeded car condo development.

Florida, Texas, California, Arizona and Colorado stand out in CCC’s working registry as states with substantial directory coverage. These are directory concentrations, not independently verified rankings of completed car condo inventory. A state with more tracked businesses does not necessarily have more completed deeded garage-condominium units.

For readers looking for properties in a specific market, CCC maintains its National Car Condo Club & Storage Directory, which includes several types of automotive facilities. The directory can help identify local projects, but prospective buyers should confirm ownership structure, operating status and unit availability directly with each developer or operator.

Why Florida, Texas and the Sun Belt Matter

Several characteristics make Sun Belt markets attractive places to study automotive real estate: concentrations of collector-car owners, luxury residential development, driving-oriented leisure activities and the availability of sites for purpose-built garage communities. Those factors help explain developer interest, but they should not be mistaken for proof of demand or guaranteed investment performance in any particular city.

Florida provides the strongest transaction benchmark in this edition because the Q2 2026 Florida study supplies dated project counts, recorded transaction samples and price comparisons. The other states are discussed through CCC’s broader directory and editorial coverage, not through an equivalent statewide transaction dataset. Their statistics therefore should not be compared directly with Florida’s deeded-property figures.

What Types of Car Condo Developments Are Emerging?

The market is developing along several distinct lines. Some communities focus on individually owned garages with flexible interiors and shared amenities. Others emphasize larger private motor suites designed to accommodate several vehicles, lifts and mezzanines. A separate category combines garage ownership or long-term access with trackside driving and hospitality facilities.

Customization is a major part of the appeal. Depending on local codes and association restrictions, an unfinished garage may become a collector showroom, workshop, private lounge or a combination of those uses. Buyers should confirm whether the advertised unit price includes improvements such as HVAC, plumbing, mezzanines, lifts, fire protection or interior finishes.

Readers can see examples of the range of facilities in CCC’s reporting on Spring Mountain Motor Resort and its car condo garage design collection. These illustrate different automotive lifestyle concepts; neither should be treated as representative of every deeded car condo development.

What Should Car Condo Buyers and Developers Watch?

Ownership, Financing and Association Rules

A car condo purchase is a real estate transaction only when the buyer acquires a legally recognized ownership interest. Buyers should review the recorded declaration, title, permitted uses, association fees, insurance responsibilities, property taxes and resale restrictions. The term motor suite alone does not establish whether a property is deeded, leased or membership-based.

Financing may differ from conventional residential mortgages. Prospective owners should ask lenders and title professionals how a specific garage unit is classified, what collateral is being purchased and whether the project has lender requirements or restrictions.

Construction Costs, Delivery Dates and Pre-Sales

New projects face the same practical uncertainties as other specialized real estate developments: land and infrastructure costs, permitting, construction schedules, insurance and the pace of buyer commitments. A project advertised as coming soon may not yet have permits or financing in place.

CCC uses four straightforward development descriptions: Planned (announced or progressing through planning and approvals), Pre-Sales (units being marketed or reserved), Under Construction (physical work is underway), and Open / Operating (the development is in use). Projects can accept reservations while still in planning, and existing communities may add second or third phases. CCC notes those details separately when available. A reservation is not a recorded property closing. For current status, unit availability and phase information, contact the developer or CarCollectorsClub.com.

Resale Liquidity and Long-Term Value

Garage condos can offer owners control over a dedicated space for valuable vehicles, but their resale market is narrower than the market for conventional homes. Value depends on local demand, location, legal use, unit dimensions, access, association expenses and the condition of the building. Buyers should not assume that an increase in a regional average price per square foot means their individual unit has appreciated by the same amount.

The Florida transaction comparisons show why the details matter: trackside, premium, standard and flex properties had different average sale prices in the study’s trailing 24-month sample. A statewide average should never substitute for comparable local sales and project-specific due diligence.

2026 Car Condo Market Outlook

The clearest evidence of market activity is the combination of completed inventory, recorded sales and an identifiable development pipeline. The Florida study provides all three, reporting 2,067 completed units, 569 transactions in its trailing 24-month sample and additional projects at various stages as of Q2 2026. These figures support a picture of an active specialized real estate sector within that publisher’s coverage.

Nationally, CCC’s expanding research directory demonstrates that automotive storage and ownership concepts appear in many states. It does not establish a verified nationwide count of completed deeded units or a national average transaction price. Those questions require more standardized property-level research across markets.

Looking ahead, the most useful indicators will be completed-unit deliveries, verified deed transfers, actual resale activity, project cancellations, and whether buyers continue to absorb new supply at advertised prices. Announcements and online listings are helpful leads, but they should not be counted as closed sales.

Research Methodology, Definitions and Sources

CCC’s National Research Database

CarCollectorsClub.com maintains a working database of automotive destinations and businesses, including car condo clubs, luxury garage storage, private clubs and motorsports facilities. The database grew from 441 records in 2025 to 658 in 2026 as CCC expanded its discovery research and added planned and pre-sales developments. This is growth in research coverage, not a measured increase in the number of newly built properties. Some entries may represent multiple locations, proposed projects or records needing further verification.

For that reason, CCC does not present raw database rows as a count of completed car condo developments. A verified national census would require deduplication by physical property, confirmation of legal ownership type, current operating status, unit counts and project phase, ideally supported by local property or recorded-deed evidence.

What the Numbers Mean

Completed inventory Units categorized as completed in the cited market study, subject to its coverage and definitions.
Development pipeline Projects at non-completed or developer-marketing stages; not a guarantee that all units will be delivered.
Recorded transaction sample Sales included in a source’s defined reporting period and coverage; not necessarily every sale in the market.
Price per square foot Reported transaction price divided by unit area under the source’s methodology; averages may reflect different property mixes.

Source Notes and Limitations

Florida pricing, transactions, inventory and pipeline: Storage Condo King, Garage & Car Condo Market Report — Florida, Q2 2026, pp. 2–7. CCC reviewed the supplied report but has not independently audited its underlying recorded transactions, project definitions or completeness. Figures are dated to Q2 2026 and should not be combined with live website totals without a separate reporting date.

National facility discovery: CCC’s internal car condo club and collector-car storage research database and National Car Condo Club & Storage Directory. These sources cover a wider automotive ecosystem than deeded garage condominiums.

Luxury vehicle industry context: Boston Consulting Group and duPont REGISTRY Group, December 2025. The cited luxury and exotic vehicle forecast concerns the vehicle market, not car condo property sales.

Editorial distinction: CCC separates reported figures from estimates and commentary. State-level directory coverage should not be interpreted as a ranking of completed car condo real estate inventory. Asking prices are not recorded sales; proposed projects are not completed supply; and an increase in database coverage is not proof of an equal increase in new construction.
