The Motor Enclave Takes Tampa to the Extreme With a New Hard Rock Speedway, Luxury Car Condos and a 200-Acre Automotive Playground!

by | All Car Clubs, Featured Car Condos

The Motor Enclave in Tampa, Florida, has gone from a $100 million development proposal to a sprawling 200-acre automotive destination with more than 300 private luxury garages, a Formula 1 designer’s racetrack, off-road adventures, and a major entertainment venue. What was once a blueprint beside Tampa Executive Airport is now an operating community where collectors can own a customized garage, join a motorsports club, entertain friends, and spend an afternoon behind the wheel.

At the center is the 1.72-mile Hard Rock Speedway, surrounded by garages, a 42,000-square-foot event center, a two-acre vehicle dynamics pad, and roughly 100 acres dedicated to off-road driving. The blend of property ownership, private club life, and public activities reflects a broader change in the way serious car enthusiasts use their collections.

From a Detroit Car Collector’s Vision to Tampa’s Motor Enclave
The Motor Enclave is the creation of automotive entrepreneur Brad Oleshansky, whose earlier project, M1 Concourse in Pontiac, Michigan, turned an old industrial property in Detroit’s backyard into a private garage-condo and performance-driving community.

Oleshansky brought that concept south, but Tampa gave him room to build on a much larger scale. His original plan called for hundreds of garages, a racetrack, an off-road playground, and an events destination. In a 2021 conversation reported in the original CarCollectorsClub.com article, he described strong early demand from buyers in Tampa, Clearwater, Sarasota, and Orlando.

“As of January 2021 we have already pre-sold over 130 private garages. They are selling fast and the interest is fantastic. People understand the value of a car community and just can’t wait to buy a unit.”

That statement reflects the project’s 2021 presale period, not today’s inventory or sales pace. The more interesting story in 2026 is how far the finished Tampa campus has progressed beyond those early drawings.

Hard Rock Speedway Brings Formula 1-Inspired Driving to Tampa
The Motor Enclave’s operating 1.72-mile, 14-turn circuit was designed by the team associated with renowned Formula 1 circuit designer Hermann Tilke. The name Hard Rock Speedway comes from a naming partnership with Seminole Hard Rock Hotel & Casino Tampa, a major local entertainment brand.

Unlike an unrestricted public road, this is a controlled driving circuit. Members and registered participants use it through scheduled sessions, instruction programs, corporate experiences, and special events. The track includes professional pit operations, paved and gravel runoff areas, safety barriers, and different driving configurations.

Dimensions and layouts have evolved since this drawing. The original 2021 article quoted Oleshansky discussing negotiations for the track’s naming rights. That early ambition is now a reality with the Hard Rock Speedway identity.

“The race track is really going to be top-notch and special … it’s going to be a major destination that will help the community and create jobs.”

Three Ways to Drive, Race, and Get Dirty on One Campus
A major difference between The Motor Enclave and a conventional private car condo project is what happens outside the garage. Its driving campus combines the paved speedway with a two-acre dynamics pad for autocross and advanced car-control programs, plus approximately 100 acres of off-road terrain for vehicle experiences.

Enthusiasts can explore introductory and advanced driving instruction, timed autocross activities, and the Enclave’s Adrenaline Experience. Its Pirelli Drivers Club advertises individual and corporate memberships, track sessions, and access to amenities such as the resort-style pool and the on-site Enclave Speed Shop.

Those experiences are offered under separate membership, booking, and safety requirements. Owning a private garage should not be confused with unlimited access to the circuit.

Inside More Than 300 Private Luxury Car Garages
For collectors, the lasting attraction is the ability to own a private automotive space and make it personal. The Motor Enclave advertises more than 300 garages across more than 350,000 square feet of combined garage space, with individual garages ranging from approximately 657 to 4,400 square feet.

Owners can develop garages into climate-controlled collector spaces, display rooms, workshops, and entertaining areas, with finishing options subject to building and association requirements. A mezzanine, lounge, automotive memorabilia, specialty lighting, or vehicle lift can turn an ordinary garage into a distinctive home for a collection. These garages are not automatically approved as full-time residences.

Some owners design practical garages for maintaining cars; others make room for family, friends, and informal gatherings. The common thread is ownership and the surrounding automotive community, not simply rented warehouse storage.

The original 2021 article quoted garage prices near $200,000 during presales. Those numbers are historical and should not be used as present-day asking prices. A 42,000-Square-Foot Event Center and Private Club Life
Motor Enclave ownership also places collectors near an established gathering and entertainment destination. Its completed 42,000-square-foot event center includes flexible settings for private celebrations, corporate presentations, vehicle launches, charity events, and large automotive functions. The venue advertises seated-event capacity of up to 1,200 guests, depending on the arrangement.

The Enclave Beach Club adds a resort-style pool and bar, while the Enclave Race Lab and on-site performance services give owners more to do between driving sessions. Whether the occasion calls for a quick coffee with fellow enthusiasts or a major corporate function, the project mixes social life with its motorsports identity.

The Motor Enclave’s calendar gives the larger Tampa Bay community opportunities to experience the property beyond private garage ownership. Its recurring Cars En Coffee gathering combines collector vehicles and informal conversations, while driving days, defensive-driving education, and seasonal events bring different audiences to the track.

One memorable example came on August 28, 2026, when the venue hosted Guys Night Out: Cars & Comedy featuring comedian and car enthusiast Adam Carolla. The fundraiser for Big Brothers Big Sisters of Tampa Bay combined comedy, an exotic-car showcase, luxury collectibles, and automotive experiences.

Its broader 2026 calendar also included poolside events, track-driving sessions, and automotive gatherings. Check the official events calendar for current schedules, ticketing, and access details.

Florida’s Car Condo Growth Is Stretching From Tampa Bay to Sarasota and Orlando
The Motor Enclave is also expanding its private garage concept beyond its Tampa flagship. The developer advertises a Sarasota project in pre-construction sales and an Orlando location marked “coming soon.” Neither should be presented as an operating second motorsports complex.

That growth reflects an increasingly active automotive real estate corridor along Florida’s Gulf Coast. In Hillsborough County, The Motor Enclave represents the large-scale racing-and-garage model. Around Sarasota and Manatee counties, projects such as Luxe Dream Garage illustrate the complementary market for individually owned collector garages and social spaces. Different developments offer different levels of ownership, storage services, and track access.

According to the 2026 CarCollectorsClub.com market report, Florida leads the publication’s documented collector-automotive facility database with 74 locations. That total includes private clubs, storage facilities, garage-condo developments, and motorsports communities; it is not a count of 74 deeded car condo projects or proof of a particular annual growth rate.

From Tampa to Fort Pierce and Miami, Florida’s Private Track Clubs Take Different Paths
Florida’s motorsports market is not built around one formula. The Motor Enclave combines garage ownership, track driving, and a large event business. On the Treasure Coast, P1 Motor Club in Fort Pierce has promoted an ambitious trackside garage and motorsports community. Its proposals and phases should be assessed separately from completed operations.

Farther south, The Concours Club in Opa-locka, near Miami offers an operating private driving circuit with upscale hospitality, professional driving programs, and member dining. Its emphasis is the exclusive driving-club experience, rather than a Motor Enclave-scale condominium garage neighborhood.

Nationally, Dominion Lux in Virginia, T11 Car Condos at Circuit of the Americas, and Autobahn Country Club in Illinois demonstrate additional variations on the idea of combining collector real estate with motorsports. G2 Motorsports Park near Dallas is another track-and-garage community, covered in CCC’s G2 feature.

What makes Tampa distinctive is the range of activities on its existing 200-acre campus: individually owned garages, a Tilke-designed circuit, off-road terrain, autocross, a resort pool, and major events. The growth story extends well beyond simply finding more space for another car.
