As of October 2026, P1 remains a phased development rather than a fully opened car condo and racetrack community. Its Treasure Coast Circuit has reached the paving stage, while other major facilities and residential phases are planned for later delivery. Two Racing Circuits and Additional Driver Experiences
The centerpiece of the private members’ community will be the 4.5-mile P1 Circuit. Its proposed layout includes several configurations, sweeping corners, significant elevation changes, and a figure-eight crossover inspired by famous international racetracks. P1 says the circuit is being designed to FIA Grade 2 standards; that description does not mean formal FIA homologation has already been completed.
A separate Treasure Coast Circuit, described in current project materials as a three-mile racing facility, is intended for member driving, training, club races, and selected outside events. Its adaptable configurations are designed for a range of vehicles and experience levels. P1 reported asphalt work underway on this circuit in its latest construction information.
The larger Treasure Coast Motorsports Complex is also planned to include a one-mile karting circuit, a rally circuit, a dedicated drift circuit, and an event pavilion. These are separate components of the phased development, not facilities that should all be considered open today.
Founders and Leadership
P1 Motor Club is led by founding partners Ari and Molly Straus, whose motorsports-club experience includes Monticello Motor Club in New York. Ari served as that club’s managing partner for 12 years. Their daughter, professional racer Aurora Straus, has also been involved in the P1 project and its outreach to the motorsports community.

Planned Clubhouse and Community Amenities
P1’s master plan extends beyond racing. The proposed members’ amenities include a clubhouse, dining and gathering spaces, a swimming pool, fitness and spa facilities, pickleball and other sports courts, and areas designed for families to spend time together.
The distinction between the planned amenities and those currently available is important. P1 is rolling out the property in phases, and its published timeline places several clubhouse, recreational, and residential elements in later construction stages. Members and prospective buyers should verify the expected opening of each amenity directly with the club.
Garage Townhomes and Trackside Real Estate
In addition to track memberships, P1 plans to offer privately owned garage townhomes and trackside residences. These properties are designed for enthusiasts who want to keep their vehicles close to the circuit and, in certain configurations, enjoy residential living space above or alongside the garage.
According to P1, its garage-townhome designs include Sprint units measuring approximately 32 by 50 feet and Endurance units measuring approximately 60 by 50 feet, with living areas, kitchens, and other residential features. The club describes garage-townhome ownership as fee-simple real estate and says overnight stays are permitted. Buyers should confirm the specific ownership documents, building specifications, association obligations, and permitted uses for any unit under consideration.
The project’s April 2026 update reported that 67 of 70 first-phase garage-townhome units had been reserved. Reservations do not establish completed construction, recorded property closings, or current availability. Earlier references to more than 300 car condos should not be read as a verified count of finished units.
Garage-townhome and residential purchases are available to qualifying members, but buying real estate is optional; it is not a requirement for club membership.
Membership and Development Timeline
P1 describes membership as available by invitation or referral, with prospective members who lack an existing connection able to request an interview and application. Charter Membership is being offered ahead of the full opening and provides priority for certain driving experiences and real estate opportunities, subject to club terms.
Construction and opening dates have changed since P1 was first announced. The club’s current FAQ and development schedule distinguish the Treasure Coast Circuit’s initial launch from the later opening of the flagship P1 Circuit, clubhouse, and residential phases. Accordingly, it would be premature to describe the entire 650-acre community as already operational.
Prospective members should request the latest construction schedule, membership costs, access privileges, and garage-townhome availability directly from P1 before making plans or commitments.
